Know the neighborhoods
Westlake Village
Lake, hills, and a small commercial core. Buyers come for the streets as much as the houses — tree-lined pockets near the water, hillside cul-de-sacs with longer views, and a pace that feels settled rather than staged. Pricing is particular; the same square footage can tell two different stories a few blocks apart.
Thousand Oaks
The largest of the Conejo cities, and the most varied. Neighborhoods do not all behave the same: some lean toward larger lots and quieter evenings, others toward convenience and a shorter drive. Schools, lot shape, and commute lines actually change a decision.
Newbury Park
Quiet residential streets against the Santa Monica Mountains, with ranch lots that still exist alongside newer tracts. Local knowledge means knowing which streets hold value in how they live, not only how they photograph.
